Since 1980s, the characteristic price method has entered a stage of prosperity and development, and it has been deeply and extensively studied in many fields. After gradually perfecting the model and quantifying the indicators, the characteristic price method has a better performance in practice, which makes the research of this method gradually mature. However, the real estate industry is the most widely used. Whether it is compiling the real estate value index or evaluating the real estate value, the calculation results of the characteristic price method are more efficient and objective than the traditional methods. Therefore, this paper analyzes the applicability of the characteristic price method and the traditional three evaluation methods, hoping to provide theoretical basis for the wide popularization of the characteristic price method in real estate value evaluation.
