Article 10 During the lease period, Party A shall be responsible for paying the use fee of the land used for the rental of the house and the taxes and/fees arising from the rental of the house, and Party B shall be responsible for paying the utilities, sanitation, property management fees and/etc of the rental housing on time.<br>Article 11 Party A shall ensure that the safety of the leased housing delivered and its ancillary facilities is in accordance with the relevant laws, regulations or regulations.<br>Article B shall make reasonable use of the leased housing and its ancillary facilities, and shall not use the leased house to commit illegal acts;<br>Article 13 Party B shall promptly notify Party A and take possible effective measures to prevent further expansion of defects when, if the rental house or its ancillary facilities appear or fail to cause damage or malfunction in the course of using the leased house, if it is not caused by Party B's fault, Party B shall promptly notify Party A and take possible effective measures to prevent further expansion of the defect;<br>If a special emergency occurs must be repaired immediately, Party B shall first carry out the maintenance on its behalf and notify Party A of the relevant situation in a timely manner.<br>The maintenance expenses incurred under the above two provisions (including the reasonable expenses incurred by Party B for maintenance and expenses incurred as a result of preventing defects from expanding) shall be borne by Party A.<br>If Party B fails to fulfill the obligations stipulated in the two paragraphs above, fails to notify or take possible effective measures in a timely manner, resulting in an expansion of the loss, the part of the maintenance costs shall be borne by Party B itself.<br>Article 14 If, due to improper or unreasonable use of Party B, the rental housing or its ancillary facilities appear or cause any circumstances that impede safety, damage or malfunction, Party B shall be responsible for repair ingress or compensate and inform Party A.<br>If Party B changes the internal structure of the house, decoration or the installation of equipment that has an impact on the structure of the house, the design scale, scope, process, materials and other programs must obtain the written consent of Party A before construction.<br>If the lease expires or causes the rent withdrawal as a result of Party B's liability, Party A shall have the right to choose one of the following rights, unless otherwise agreed by the parties:
