The main player on the leasablemarket is Medison Holding, with rentagreements on about 10K sq m in total.Weighted Average Rental RatesThe rental rates of healthcare facilities variesfrom USD 2.5 up to USD 25 per sq m.depending on location, size, lease terms andother characteristics.The weighted average rental rate in clinicsamounted to USD 6.68 per sq m, slightly higherthan the same figure in hospitals – USD 6.55per sq m.Weighted average rent for clinics under 100 sqm is USD 9.6 per sq m, while the same figurefor spaces over 500 sq m amounts to USD 6.1per sq m.Hospitals under 500 sq m recorded a USD 8.4per sq m weighted average rent, while thehospitals larger than 1,000 sq m have aweighted average rent of USD 5.9 per sq m.The monthly rent for the vast majority, 56%(c.28K sq m), of the leased floorspace isbetween 5 and 7.5 USD/sq m. The second mostcommon price point is USD 5 per sq m with21% (10.5K sq m) of the floorspace leased atthat price. 12% (6K sq m) of the floorspace isleased for USD 10 per sq m or more, whereas,11% (5K sq m) is leased for USD 7.5-10 per sqm.
